Dear Pat, Why Wouldn't You Show My House Today?

The buyer market is made up of lot of different types of folks.

Whenever you cross one of those types off your list, you reduce the pool of buyers for your home.

Every time you reduce that pool you take something off your eventual sale price and add some days to your time on the market.

One of the many ways you can throw people out of your pool is.....

 

 

....not making your home available when it fits the buyer/selling agent's time line.

 

On the other hand, if you don't care about price or time on market, you can do what ever shines your apple.

Q:  Dear Pat, this morning you called asking if you could please show my very beautiful house between 1 and 1:30 this afternoon.  I said no, but offered to let you in at 3:45.  You are just like all of the other real estate agents who call!  If I can't meet your time schedule, you won't even take your clients to my house!  And I promise you that is is so beautiful that they will buy it!  But because you are so rigid about your stupid showing schedule, they will miss out on a fabulous place.   Riled in Rockville

A:  Dear Riled, sorry, but you have it backwards.  My buyers are not the ones who are missing out on a fabulous house.  You are missing an opportunity to have your home shown to highly qualified buyers who are viewing ten other wonderful homes this afternoon.

Your home has been listed with a "Limited Service Broker" for almost four months.  And I'm guessing that a big part of the reason it hasn't sold is that you are making it less than easy to show.

I showed my clients ten houses today, in several different areas of Montgomery County.  By the time you were able to unlock the door to your beautiful home, we had moved on to a whole different area.  I had the homes mapped out and it just didn't work to double back another 15 miles at 3:45.

And I should tell you that they are making an offer on a home that had an owner smart enough to allow her agent to place a Sentrilock box on the front door.  No fuss.  No muss.  No bother.  I just called, left a message and showed up with my handy door opener.

Making a home accessible to buyers and their agents is perhaps the most important thing you can do to get your home sold.

If I can't show it, they can't know it.
