The Portland Regional MLS recently posted the MARKET ACTION report for JUNE, 2009.
MONTHS OF INVENTORY
for Lane County dropped to 6.8 months.
The MONTHS OF INVENTORY ratio is computed by dividing the number of active listings at the end of the report month by the number of closed sales recorded during that calendar month. For areas with no closed sales during the month, the ratio is shown as infinity.
Unmentioned in the RMLS MARKET ACTION summary is the fact the report's aggregate numbers do not include the coastal portion of Lane County (including Florence, Dunes City, Mapleton). The current inventory is much higher in Coastal Lane County due to a sharp decline in the number of retires coming from out-of-state.
As usual, that published county-wide number tells little about what's happening with homes for sale in any of the specific neighborhoods of Eugene, Springfield and Lane County that might be of interest to you.
Also, as is always the case, the MONTHS OF INVENTORY is much less in Eugene-Springfield than in more outlying areas.
