Jim, interesting, I would have thought more short sales and REO sales.

This part of our town is nearly fully built out and has been for years. It experienced very little new development during the boom. So it has not seen the worst of the bust.
Our areas of greatest distressed properties closely follow the greatest growth of the boom years.
