Jim, one chart shows that your area is starting to recover, but the other chart demonstrates a very severe drop off in values. It looks like buyers are out there taking advantage of lower priced gems.

Actually the first chart shows demand has been about the same for the last few Octobers. But supply remains high.
The second chart shows that its lower-priced homes that are selling. Larger homes are slow.
Jim, what an innovative idea to compare October sales from year-to-year...it really puts the market in perspective with how things have changed! :)

Call this my feeble attempt to show data that is "seasonally adjusted". I think it speaks the history best.
