Interesting, our total sales in our area have gone down about 30% in the last two years.
Do you have close to 100% participation in the RMLS?
We have a few companies that have not joined in our area and so I have to consider the numbers a little.

We have close to 100% participation in RMLS. I know of no full-time residential agent that is not a member. There are a few non-multiple offices around but they are mainly one-horse shows and their combined market share must be less than 0.5% of total sales. The agents tend to be mostly retired or ineligible for REALTOR membership (required for MLS membership).
What you see above for Coastal Lane County is an average of 20 sales in November from an average of 400 active listings .... or an average of about 20 months of inventory.

Very interesting numbers! I find it strange that you had almost the same amount of sales every year, but boy did 2009-2010 take a serious hit in price. Happy New Year my friend and despite the sales prices dropping, I know you will still be going strong this year.

Jim, November closings have always been great here in the Florence area. I usually get in on my share of the good action!
